Mastern Investment Management is seeking to expand beyond traditional commercial real estate management into an infrastructure investment platform centered on data centers.

According to the investment banking industry, Mastern Investment Management is promoting the development of a 10MW-class urban edge data center in the Yeongdeungpo-gu area of Seoul. The project is being carried out through Edgecore PFV.

Urban data centers are essential low-latency infrastructure in AI and cloud environments and are regarded as key assets to respond to future increases in data demand. In a situation where securing power and sites within the Seoul metropolitan area is becoming increasingly difficult, preemptively securing urban locations is seen as having significant strategic value.

In this project, Mastern Investment Management is taking the lead across the entire process, from securing the site and connecting power infrastructure to attracting investors and designing the financial structure. This approach is closer to a development-oriented management strategy that designs the investment structure from the initial planning stage, rather than simply acquiring and managing assets.

Mastern Investment Management is approaching data centers not as simple development assets but as a full-cycle model spanning development, operation, and exit. This structure considers both long-term operating income and capital market linkage, rather than short-term asset disposals. This type of full-cycle investment model is regarded as a core competitive strength that can be extended in the future not only to data centers but also to various infrastructure assets.

Mastern Investment Management is also pursuing integration not only with data centers but with smart building technologies. The company aims to enhance asset operation efficiency through AI- and digital twin-based operation systems and to integrate energy management with facility operations. Through this, it plans to build a digital management framework that manages assets based on data, going beyond simply owning and operating buildings. This strategy is expected to serve as a factor for securing competitiveness in terms of ESG and energy efficiency going forward.

The industry views Mastern’s moves not as a simple expansion of investment but as a structural transformation. Data centers are an asset class expected to see long-term demand growth in line with the expansion of the AI, cloud, and big data industries. In particular, as demand from institutional investors is increasing on the back of stable cash flows, data centers are widely expected to become a core segment in the asset management market in the future.
