Samsung Electronics announced on the 21st that the domestic office building “Factorial Seongsu” has adopted Samsung’s integrated building solution “b.IoT (Building Internet of Things)” and has earned a “Gold” rating under the global smart building certification program “SmartScore.” This marks the first case among buildings in Korea and is the result of recognition for Samsung Electronics’ AI-based building technology.

“b.IoT” is a solution that enables integrated management of key building facilities such as heating and cooling, lighting, and power on a single platform. By utilizing artificial intelligence (AI) and Internet of Things (IoT) technologies to analyze usage patterns and perform real-time control, it improves both energy efficiency and indoor environmental conditions.

“SmartScore” is an international certification system operated by WiredScore, a company specializing in smart city certification. It assigns ratings based on the level of advanced technologies applied to a building, its actual operational efficiency, and user convenience. Ratings are awarded in the order of Platinum, Gold, Silver, and Certified. Major global landmarks such as “Texas Tower” in Houston, United States, and “The Henderson” in Hong Kong have received the same certification.

“Factorial Seongsu” is an office building developed on a former logistics site near Seongsu Station in 2020, where the concept of a “Tech Ready building” was applied from the initial planning stage in collaboration with Samsung Electronics. By actively adopting AI- and IoT-based facility management systems, it has enhanced building management efficiency.

Samsung Electronics’ “b.IoT” system enables building managers to check the status of various facilities in real time and receive immediate alerts in the event of abnormal operations. Through AI analysis, it predicts energy consumption and heating/cooling efficiency and proposes optimal operation methods.

In addition, by using digital twin technology that reproduces the building’s actual structure and facilities in three dimensions, operators can perform air conditioning and power simulations in a virtual building environment. This helps increase management efficiency and contributes to reducing maintenance costs.

Following the introduction of the b.IoT solution, “Factorial Seongsu” reduced its energy consumption by approximately 27% during last summer (June to September 2025) through improvements in the efficiency of central air conditioning and system air conditioners.
